  1. Figure Out What You Can Afford:  Knowing your budget is the first and most important step in buying a home. Speak to your Mortgage Broker to see what kind
of mortgage you can comfortably take on. In addition to the one time costs in purchasing a home, consider the ongoing monthly costs such as Mortgage Payments, Utilities, Property Taxes, Maintenance, and Home Owner’s Insurance. When you pre-qualify for a mortgage, your lender will look at your income, your debts, down payment and credit history. Pre-qualifying for a mortgage will ensure that you know what price range to be looking in for your new home.
  1. Decide What and Where You Want To Buy:  Try to buy a home that meets most of your needs for the next 5 to 10 years, or find a home that can grow and change with your needs. Consider items such as access to public transportation, nearby amenities and shopping, recreational areas, and schools if you have or are planning a family. Determine your “must-haves” from your “would be nice to haves”. Are you moving because you need more space? Less space? What neighborhood is the best fit for your lifestyle?
